Monkton is an Addison County town of about 2,080 people on the eastern edge of the Champlain Valley, bordered by Hinesburg, Charlotte, Ferrisburgh, New Haven, Bristol, and Starksboro. Its villages include Monkton Ridge and Monkton Boro, with Cedar Lake between them. During the War of 1812, Monkton's iron ore supplied cannonballs for Macdonough's fleet, built in Vergennes. Children attend Monkton Central School (PreK-6) and Mount Abraham Union Middle/High School (7-12) in Bristol. Current Monkton listings appear at the bottom of this page, and our Monkton market report shows recent sales and prices.
Monkton was chartered in 1762. During the War of 1812, iron ore from deposits around Monkton was made into cannonballs for Commodore Macdonough's fleet, built in nearby Vergennes.
Cedar Lake sits between Monkton Boro and Monkton Ridge. In 2024, 450 acres of forest in Monkton with 15 forest types, including rare dry oak-hickory-hophornbeam forest, were conserved. Monkton is also known for its wildlife underpasses, built around 2010 to help amphibians cross the road; a 2025 study reported an 80% drop in amphibian deaths there.
Hinesburg and Charlotte are to the north, Bristol is to the south, and Vergennes is to the west.
Monkton is part of the Mount Abraham Unified School District. Monkton Central School, on Monkton Road, serves pre-K through grade 6, and students in grades 7 through 12 attend Mount Abraham Union Middle/High School in Bristol.
Buyers in Monkton find village homes in Monkton Ridge and Monkton Boro, homes near Cedar Lake, farmhouses and farmland, newer homes on country lots, and land. See what's for sale now in the listings below, and check recent sale prices in the Monkton market report, which updates as homes sell.
For homes near Cedar Lake, clearing or building within 250 feet of a lake larger than 10 acres may need a state shoreland permit. For land, confirm septic suitability and whether the parcel is enrolled in Current Use. For older homes, plan for a thorough inspection, including lead paint for homes built before 1978.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; 1.47% for land; and a VHFA-financed primary residence is exempt on the first $250,000.
