Shoreham is an Addison County town of about 1,260 people on the eastern shore of Lake Champlain, south of Middlebury. It's farm and orchard country, with open fields, apple orchards, and lake views toward New York's Adirondacks, and a seasonal ferry across the lake to Ticonderoga. Children attend Shoreham Elementary School and the Addison Central School District's middle and high schools in Middlebury. Current Shoreham listings appear at the bottom of this page, and our Shoreham market report shows recent sales and prices.
Shoreham is farm and orchard country: hay fields, pastures, apple orchards, and long views west over Lake Champlain. Champlain Orchards, on Route 74, is in Shoreham.
Shoreham also has a place in American history. Early on May 10, 1775, Ethan Allen, Benedict Arnold, and the Green Mountain Boys crossed Lake Champlain from Hand's Cove, in what is now Shoreham, to capture Fort Ticonderoga. Today, the seasonal Ticonderoga–Larrabees Point Ferry still crosses the lake from Shoreham to New York.
Middlebury, with its college, shops, and services, is a short drive northeast.
Buyers in Shoreham find village homes, farmhouses and working farms, homes with lake views, and lakefront properties along Lake Champlain. See what's for sale now in the listings below, and check recent sale prices in the Shoreham market report, which updates as homes sell.
Buying on the lake? Development and clearing within 250 feet of Lake Champlain may need a state shoreland permit. For farmland, ask whether the land is enrolled in Current Use. Our Lake Champlain waterfront guide and Vermont Land Buying Guide cover what to check.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Most Shoreham homes have private wells and septic systems, so plan for water testing and a septic inspection; see our Vermont home inspection guide.
