Woodford is a small Bennington County mountain town of about 355 people on Route 9, roughly 7 miles east of Bennington, with its village of Woodford Hollow and most of the town set high in the southern Green Mountains. It's home to Woodford State Park, a 398-acre park around Adams Reservoir at about 2,400 feet, and Prospect Mountain, a nonprofit cross-country ski center with more than 30 kilometers of trails. Current Woodford listings appear at the bottom of this page, and our Woodford market report shows recent sales and prices.
Woodford is high-country Vermont. Prospect Mountain describes it as the state's highest-elevation town, and its base elevation of 2,250 feet means it often snows there when it's raining down the road in Bennington. Much of the town is forested mountain land.
Woodford State Park surrounds Adams Reservoir along the Molly Stark Byway, with swimming, boating, camping, fishing, hiking, and winter sports. Prospect Mountain, run by the nonprofit Prospect Mountain Association since 2018, grooms more than 30 kilometers of trails for classic and skate skiing and snowshoeing. Bennington's shopping, hospital, and services are about 7 miles west on Route 9.
Buyers in Woodford find year-round mountain homes, seasonal camps and cabins, and wooded land. See what's for sale now in the listings below, and check recent sale prices in the Woodford market report, which updates as homes sell.
At this elevation, check winter road access and plowing, heating systems, and whether a camp is set up for year-round use. For land, confirm septic suitability and whether it's enrolled in Current Use. Our Vermont Land Buying Guide walks through it.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Most Woodford homes have private wells and septic systems; see our Vermont home inspection guide.
