People ask me about mortgage rates the way they ask about the weather—as if I have some insider forecast that matters. The truth is more interesting: we're all staring at the same fog, and the experts disagreeing should tell you something important about certainty in markets.
Let's cut through the noise and talk about what 2026 actually holds for mortgage rates, and more importantly, what that means for your decision-making.
We're sitting at roughly 6.23% for a 30-year fixed mortgage as of late November 2025. That's down from 6.91% at the start of the year and vastly improved from the 7%+ peak we hit in 2023. But here's what matters: this rate is still historically elevated. The pandemic era of 3% mortgages wasn't normal—it was extraordinary. What we're experiencing now is closer to actual normal, which our brains struggle to accept.
Here's where consensus breaks down in ways that reveal something about how uncertain this actually is.
Fannie Mae projects rates will start 2026 around 6.2% and drift down to 5.9% by year-end. The Mortgage Bankers Association sees steady 6.4% throughout the year. The National Association of Realtors is slightly more optimistic at 6.0% average. Redfin, splitting the difference, forecasts an average of 6.3% for the year.
This isn't a small variance. The difference between 5.9% and 6.4% might seem trivial until you do the math. On a $400,000 loan, that half-percent difference equals roughly $120 per month—or $43,000 over the life of a 30-year mortgage. That's not trivial. That's a vacation home's down payment.
The Fed doesn't set mortgage rates directly, but mortgage rates follow Fed decisions like a pupil follows light. Currently, the Fed Funds rate sits at 3.75% to 4%. Most forecasters expect two to three more quarter-point cuts in 2026, bringing rates to around 3% by year-end.
But—and this is the critical part—mortgage rates won't necessarily drop just because the Fed cuts. Mortgage rates are forward-looking. They're based on what markets expect the Fed will do. If the Fed cuts but those cuts were already priced into the market, rates don't move. If the Fed cuts more than expected, rates drop. If it cuts less, they rise.
Inflation is the wrench in everyone's forecast. Core inflation—the stuff that matters to the Fed—has been sticky. It's coming down, but not as fast as some hoped. If inflation proves stubborn, the Fed might hesitate to cut. If it falls faster, the Fed might cut more aggressively.
Forget the outliers. The broad consensus points toward rates settling in the 5.9% to 6.4% range in 2026, with most expert projections landing between 6.0% and 6.2%. That's not exciting. It's not catastrophic either. It's modest improvement from current levels.
Roughly 20% of homeowners still hold mortgages above 6%. If rates genuinely drop to the 5.9% to 6.0% range, a major refinance wave could hit. Redfin forecasts a 30%+ increase in volume, reaching $670 billion in 2026.
If you're waiting for rates to drop before buying, you're probably making an error. Modest improvement is likely, but waiting could cost you in price increases and missed opportunities. If you're refinancing, a drop of 0.5% or more is your cue to act.
Rates are just one part of affordability. 2026 may bring steadier conditions: slightly lower rates, slightly higher home prices, and continued tight inventory. Normalization is the theme—not dramatic relief.
