Braintree is a rural Orange County town of about 1,200 people just west of Randolph, along the Third Branch of the White River and Vermont Routes 12 and 12A. Chartered in 1781 by settlers mostly from Braintree, Massachusetts, it's a town of small villages and hill farms, with the Braintree Hill Meetinghouse from about 1845 as its landmark. Braintree Elementary serves PreK through grade 6, and older students attend Randolph Union High School. Randolph's downtown, hospital, Amtrak station, and I-89 exit are minutes away. Current Braintree listings appear at the bottom of this page, and our Braintree market report shows recent sales and prices.
Braintree is small and rural, with six small villages spread across hill farms and woods. The Third Branch of the White River and Ayers Brook run through town, along with Routes 12 and 12A. The town offices sit on Route 12A just west of the Randolph line, the town hall is in West Braintree village, and the Braintree Hill Meeting house, built around 1845 at the top of Braintree Hill, is home to the Braintree Historical Society's collections and a gathering place for the town.
Braintree was settled by people mostly from Braintree, Massachusetts, which gave the town its name. It peaked at about 1,330 residents in 1840, declined for more than a century, and has grown again since 1970. For shopping, health care, and travel, Randolph is right next door, with Gifford Medical Center, Amtrak's Vermonter, and an I-89 exit.
Braintree is part of the Orange Southwest School District. Braintree Elementary School, on Bent Hill Road off Route 12A, serves PreK through grade 6 with an emphasis on outdoor and place-based learning. Older students attend Randolph Union High School.

Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; and a VHFA-financed primary residence is exempt on the first $250,000.
