Concord is an Essex County town of about 1,140 people in Vermont's Northeast Kingdom, with US Route 2 running east to west through it and the Connecticut River along its southern edge. Its villages include Concord, North Concord, East Concord, Miles Pond, and Concord Corner, and its waters include Miles Pond, Shadow Lake, and Moore Reservoir on the Connecticut. Concord is where Samuel Read Hall opened the country's first normal school, for training teachers, in 1823. Children attend Concord School (K-8) in the Kingdom East School District. Current Concord listings appear at the bottom of this page, and our Concord market report shows recent sales and prices.
Concord was chartered on September 15, 1780. In 1823, Samuel Read Hall opened the first normal school in the United States here, a school devoted to training teachers, which gives the town a lasting place in the history of American education.
Water shapes much of the town. Miles Pond and Shadow Lake are both in Concord, and Moore Reservoir, an impoundment of the Connecticut River, runs along the southern edge of town at the New Hampshire line.
US Route 2 connects Concord west to St. Johnsbury and east toward Lunenburg and New Hampshire. Concord borders Waterford, St. Johnsbury, and Kirby to the west, Victory to the north, and Lunenburg to the east.
Concord is part of the Kingdom East School District. Concord School serves kindergarten through grade 8; Concord's high school closed in 2015, so contact the district about high school options and enrollment.
Buyers in Concord find village homes, homes and camps near Miles Pond and Shadow Lake, rural homes on acreage, and land. See what's for sale now in the listings below, and check recent sale prices in the Concord market report, which updates as homes sell.
Buying a lake camp? Ask about year-round use, winter road access, septic, and water, and remember that clearing or building within 250 feet of a lake larger than 10 acres may need a state shoreland permit. Confirm whether you're buying the land as well as the camp. Our second home guide covers what to check.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; 1.47% for camps not suited to year-round use and land; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your costs with our Vermont Home Cost Calculator, and see our Vermont home inspection guide.
