Grafton is a small Windham County town of about 645 people where two branches of the Saxtons River meet. Its village, restored by the Windham Foundation beginning in the 1960s, is a 287-acre historic district and home to the Grafton Inn, opened in 1801 and one of the oldest continually operating hotels in the country, plus Grafton Village Cheese and the Grafton Ponds cross-country ski center. Grafton Elementary serves PreK through grade 6. Current Grafton listings appear at the bottom of this page, and our Grafton market report shows recent sales and prices.
Grafton grew up in the 1800s around woolen mills on the Saxtons River and a soapstone quarry on nearby Bear Mountain, and it had nearly 1,500 residents before the Civil War. As the mills and quarry closed, the population fell. Beginning in the 1960s, the Windham Foundation restored much of the village, and it started businesses that still define the town: the Grafton Village Cheese Company and the Grafton Ponds cross-country ski center.
The Grafton Inn, founded as the Old Tavern in 1801, is one of the oldest continually operating hotels in the United States. The village's 287-acre historic district includes the Kidder Covered Bridge, built around 1870 over the South Branch of the Saxtons River and the town's last surviving 19th-century covered bridge, along with the Butterfield House library, the former post office, and a district schoolhouse.
Grafton Elementary School, in the Windham Northeast Supervisory Union, serves PreK through grade 6. For older grades, contact the supervisory union about current school options.
Buyers in Grafton find historic village homes, farmhouses, country homes on acreage, and land. Listings are limited in a town this size, so it pays to be ready. See what's for sale now in the listings below, and check recent sale prices in the Grafton market report, which updates as homes sell.
For homes near the Saxtons River branches, read the seller's flood disclosure and check the flood zone. For historic homes, plan for a thorough inspection, including lead paint for homes built before 1978.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator, and see our Vermont home inspection guide.
