Pittsford is a Rutland County town of about 2,860 people on Otter Creek, along US Route 7 between Rutland and Middlebury. Known locally as the "Sunshine Village," it has four historic covered bridges, a village green historic district, farmland, and a town trail network. Children attend Lothrop School (PreK-6) in town and Otter Valley Union High School (grades 7-12) in Brandon. Current Pittsford listings appear at the bottom of this page, and our Pittsford market report shows recent sales and prices.
Pittsford is a farm-and-village town set along Otter Creek, with rolling hills and working farms. It has four covered bridges: Hammond, Cooley, Depot, and Gorham. The Hammond Covered Bridge, built in 1842, has a famous story: the 1927 flood carried it about a mile and a half downstream intact, and it was floated back into place on barrels. Today it's owned by the state and closed to cars.
The town is big on getting outside. Pittsford's trail network is used for walking, birding, snowshoeing, hiking, and cross-country skiing, and it includes the Cadwell Loop and Split Rock birding trails and an 18-hole disc golf course off Furnace Road. The Pittsford Village Farm has a community garden and a trail connection. The town Recreation Area has swimming, tennis, and basketball, and the Proctor-Pittsford Country Club offers 18 holes of golf. Kamuda's Country Market, open since 1939, is a village fixture.
Pittsford's history runs deep. The town was home to two Revolutionary War-era forts, Fort Mott (1777) and Fort Vengeance (1780-81), and the Pittsford Green Historic District is on the National Register of Historic Places. Pittsford is also home to the state's police and fire training academies. Rutland's shopping, hospital, and services are a short drive south on Route 7.
Pittsford is part of the Otter Valley Unified Union School District. Children attend Lothrop School in Pittsford for PreK through grade 6, then Otter Valley Union High School in Brandon for grades 7-12.
Buyers in Pittsford find village homes near the green, older farmhouses, homes on acreage along Otter Creek and in the hills, and land. See what's for sale now in the listings below, and check recent sale prices in the Pittsford market report, which updates as homes sell.
For homes near Otter Creek, read the seller's flood disclosure and check the flood zone. For older homes, plan for a thorough inspection, including lead paint for homes built before 1978. For land, confirm septic suitability and whether the parcel is enrolled in Current Use.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Many Pittsford homes outside the village have private wells and septic systems; see our Vermont home inspection guide.
