Poultney is a Rutland County town of about 3,000 people on the New York border in Vermont's slate country, with a traditional village, the historic hamlet of East Poultney, and Lake St. Catherine, an 800-acre lake it shares with Wells. It has its own elementary and high school, part of the Quarry Valley Unified Union School District. Current Poultney homes for sale appear at the bottom of this page, and our Poultney market report shows recent sales and prices.
Poultney's village has a traditional Main Street, and East Poultney, a short drive away, is a historic hamlet with the 1780 Eagle Tavern and the 1823 Horace Greeley House, where the famous newspaper editor lived as a young apprentice printer.
Lake St. Catherine is the summer draw: swimming, boating, and fishing, with lakeside homes and camps and Lake St. Catherine State Park on its shore. Poultney also sits in the slate belt along the New York border, where slate roofing, tiles, and building stone are still quarried and milled.
Poultney was home to Green Mountain College until it closed in 2019.
Buyers in Poultney find village homes near Main Street, historic homes in East Poultney, lake homes and seasonal camps on Lake St. Catherine, and rural homes with land. See what's for sale now in the listings below, and check recent sale prices in the Poultney market report, which updates as homes sell.
Buying on the lake? Development and clearing within 250 feet of a lake larger than 10 acres may need a state shoreland permit, and many lake camps are seasonal. Ask about year-round use, septic, and water supply. Our second home guide covers what to check.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home that's suitable for year-round living; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Many homes outside the village have private wells and septic systems, so plan for water testing and a septic inspection; see our Vermont home inspection guide.
