To get the most for a Vermont home, price it to the most recent comparable sales, not to hope, and get it right before the first showing. Vermont buyers have more choice and more time than a year ago: in August 2026, homes for sale were up 14.2%, the median home took 69 days to sell, homes sold for 97.1% of list price on average, and only 19.6% sold above asking. A well-priced home draws its strongest interest in the first two weeks; an overpriced one usually ends in price reductions.
The right list price comes from recent comparable sales, adjusted for condition, size, land, and location, and checked against the homes you are competing with today. Overpricing rarely wins a higher price in this market; it usually costs time, then a reduction, then leverage.
Vermont has shifted from a seller's sprint to a steadier, more balanced market. Prices are holding, with the statewide median at $438,280 in August 2026, but buyers have more homes to choose from and are negotiating harder. With fewer than one in five homes selling above asking, most sellers should expect offers at or somewhat below list, and should price so that "somewhat below" still meets their goals. See the full numbers in our Vermont Real Estate Market Report.
This is what a comparative market analysis (CMA) does. A good one shows you each comparable sale and the reasoning behind every adjustment, not just a single number.
A new listing gets its most attention from buyers who have been waiting for the right home. If the price is right, that attention turns into showings and offers. If it is too high, those buyers move on, the days on market climb, and later buyers start asking what is wrong with the house. The usual result is a price reduction, and a reduced home often sells for less than it would have if it had been priced right from day one.
If your buyer is financing, the lender will order an appraisal. If it comes in below the contract price, the buyer may ask to renegotiate, bring more cash, or, depending on the contract, walk away. Pricing to supportable comparable sales from the start makes a low appraisal much less likely.
Pricing is where a sale is won or lost, so it is where we put the most care.
Price it to recent comparable sales nearby, adjusted for condition, size, land, and location, and check it against the homes you will compete with today. In August 2026, Vermont homes sold for 97.1% of list price on average, so plan on offers at or somewhat below list.
Usually not. With 69 median days on market and more homes for sale, an overpriced home tends to sit and then take a reduction. A price supported by comparable sales draws stronger interest early.
On average, Vermont homes sold for 97.1% of list price in August 2026, and 19.6% sold above asking. The gap can be larger at higher prices: in the Mad River Valley, homes listed at $1 million or more recently sold for a median of about 89% of list.
Not necessarily. Vermont towns set listed values for property taxes and reappraise periodically, so the listed value can differ from what a buyer will pay today.
The buyer may ask to renegotiate, bring more cash to closing, or, depending on the contract, walk away. Pricing to supportable comparable sales from the start reduces that risk.
