Richford is a Franklin County town of about 2,350 people on the Canadian border in northern Vermont, where the Missisquoi River flows in from Quebec. The village sits on Route 105, Route 139 runs 1.5 miles north to the Quebec border, and the town is the eastern end of the Missisquoi Valley Rail Trail. Richford has its own elementary school and junior/senior high school. Current Richford listings appear at the bottom of this page, and our Richford market report shows recent sales and prices.
Richford is a border town with a working village center on Route 105. The Missisquoi River enters from Canada and runs south through town, and Richford is the eastern end of the Missisquoi Valley Rail Trail, a multi-use path through the farm country of northern Franklin County.
Richford's history is tied to the railroad: in 1908, a Canadian Pacific Railway grain elevator in town exploded, killing thirteen people. Today it's a quiet, rural community, with Jay Peak and Montgomery's mountains to the east and St. Albans and I-89 to the west.
Richford is part of the Enosburgh-Richford Unified Union School District. Students attend Richford's elementary school and Richford Junior/Senior High School, both in town.
Buyers in Richford find village homes, older homes near the river, farmhouses, rural homes on acreage, and open and wooded land. See what's for sale now in the listings below, and check recent sale prices in the Richford market report, which updates as homes sell.
For homes near the Missisquoi, read the seller's flood disclosure and check the flood zone. For land, check road access, septic, and Current Use. Our Vermont Land Buying Guide walks through it.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Homes outside the village usually have private wells and septic systems; see our Vermont home inspection guide.
