Updated October 2026 by Tony Walton, Principal Broker, New England Landmark Realty. Our office is at 26 North Main Street in Waterbury.
Waterbury is a strong place to sell in 2026, but it is two markets, not one. Waterbury Center (05677) homes sold at a median of $804,250 in 5.5 days, at 99.4% of their original asking price on average. Village homes (05676) sold at a median of $475,000 in 39 days, at 92.5% of original asking price. Price it right on day one, and complete the Vermont flood disclosure before you sign a contract.
Waterbury homes are selling fast when they are priced right. In 2026, village homes (05676) sold at a median of $475,000 in 39 days, and Waterbury Center homes (05677) sold at a median of $804,250 in 5.5 days. Your home's number depends on its street, its acreage and its condition, not a town average.

In 2026, Waterbury Center homes sold in days at close to full asking price, while village homes took longer and closed further below asking. Either way, the result starts with an accurate list price and complete disclosures.
Waterbury has two ZIP codes, and in 2026 they behaved like two different markets. Single-family homes sold January 1 through September 27, 2026:
| Waterbury village (05676) | Waterbury Center (05677) | |
|---|---|---|
| Homes sold | 21 | 16 |
| Median sale price | $475,000 | $804,250 |
| Price range | $255,000 to $1,175,000 | $470,000 to $2,250,000 |
| Median days on market | 39 | 5.5 |
| Average sale price vs. original list | 92.5% | 99.4% |
Waterbury Center is the rural side of town along Route 100 toward Stowe, with larger lots and 7 of 16 sales at $1 million or more. Half of its 2026 sales spent less than six days on the market.
Waterbury village is the walkable downtown near Main Street, Stowe Street and I-89 Exit 10, and it holds most of the town's lower-priced homes. Village sales closed at 92.5% of original asking price on average in 2026, so an accurate list price matters most here.
Across the whole town, 18 single-family homes were for sale and 8 were under contract on September 25, 2026, against 35 sales in the prior six months. That is roughly three months of supply: a market that rewards a correct price and punishes a hopeful one.
The Waterbury Center numbers show what happens when price and house match: a sale in days at 99.4% of asking. The village numbers show the cost of a miss. In my experience, when a listing sits, buyers start asking what is wrong with it, and the eventual price drops to meet them.
Price from closed Waterbury sales on your side of town, adjusted for your lot, condition and location, not from a town-wide average or an online estimate. A home on a quiet Waterbury Center road with acreage and a village home a short walk from Main Street can sit $300,000 apart and both be priced correctly.

Spring and fall. In my experience, those are Waterbury's two strongest windows to list a home. The calendar matters less than the price, though: a well-priced home sells in any season, and an overpriced one sits in every season.
If you are planning a spring or fall listing, start a few months ahead so your price opinion, repairs, attorney and disclosures are ready before you list.
Waterbury village sits along the Winooski River, and parts of town flooded in Tropical Storm Irene in 2011 and again in July 2023. Vermont law now requires sellers to address flood history directly.
Since September 1, 2025, Vermont sellers must give the buyer, before or with the purchase contract:
If a seller skips these steps, the buyer can cancel the contract before the deed transfers and can sue for damages. Disclose early and in writing. A buyer who hears flood facts from you trusts the rest of what you say; a buyer who hears them from a neighbor starts to doubt everything.
We are brokers, not attorneys or tax advisors. Confirm your situation with a Vermont real estate attorney and your accountant.
New England Landmark Realty's office is at 26 North Main Street, in the middle of the village. We price from closed Waterbury sales we track ourselves, and we publish those numbers on our Waterbury real estate page so you can check our work.

From January 1 to September 27, 2026, Waterbury Center (05677) homes sold in a median of 5.5 days and Waterbury village (05676) homes in a median of 39 days, based on PrimeMLS single-family sales.
In 2026, village homes sold at a median of $475,000 and Waterbury Center homes at a median of $804,250, but your street, lot and condition set your number. Use our free home value tool or call Tony Walton at 802-233-4107 for a broker's price opinion.
Yes. Since September 1, 2025, Vermont sellers must provide the FEMA flood map, disclose whether the property flooded while they owned it, and state whether they carry flood insurance, before or with the purchase contract.
No Vermont statute requires it, but Vermont is an attorney-closing state in practice: attorneys do the title work, prepare the deed and run the closing, and nearly every seller hires one. Hire yours when you list, so title or survey questions are solved before a buyer appears.
Spring and fall are Waterbury's two strongest windows to list, in Tony Walton's experience. Price matters more than timing: a well-priced home sells in any season.
