Sudbury is a small Rutland County town of about 545 people, where Vermont Routes 30 and 73 meet between Brandon, Orwell, and Middlebury. Lake Hortonia, a 480-acre lake shared with Hubbardton, is in town, and Route 30 follows a hilltop with views of the Green Mountains and Adirondacks. Children attend Otter Creek Academy (PreK-6) in neighboring Whiting, shared with Leicester and Sudbury, and Otter Valley Union High School (7-12) in Brandon. Current Sudbury listings appear at the bottom of this page, and our Sudbury market report shows recent sales and prices.
Lake Hortonia is Sudbury's main draw. The 480-acre lake, which lies in Sudbury and Hubbardton, averages about 20 feet deep and reaches about 80 feet at its deepest, and a state fishing access area provides public boat access.
Route 30 runs north through Sudbury along a hilltop of pasture land with views of the Green Mountains and Adirondacks, and Route 73 crosses town between Orwell and Brandon, sharing a short stretch with Route 30. On Route 30 stands Hyde's Hotel, or Hyde Manor, a resort hotel built in 1865 that closed in 1973; it's on the National Register of Historic Places but is now in deteriorated condition and is private property.
Brandon is a short drive east on Route 73, and Middlebury is north on Route 30.
Sudbury is part of the Otter Valley Unified Union School District. Younger students attend Otter Creek Academy at Leicester, Sudbury and Whiting, which serves pre-K through grade 6 in Whiting, and students in grades 7 through 12 attend Otter Valley Union High School in Brandon.
Buyers in Sudbury find lake homes and camps on Lake Hortonia, farmhouses and farmland, country homes with views, and land. See what's for sale now in the listings below, and check recent sale prices in the Sudbury market report, which updates as homes sell.
Buying on Lake Hortonia? Ask about year-round use, road access, septic, and water, and remember that clearing or building within 250 feet of the lake may need a state shoreland permit. Confirm whether you're buying the land as well as the camp. For farmland or land, confirm septic suitability and whether the parcel is enrolled in Current Use. Our second home guide covers what to check.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; 1.47% for camps not suited to year-round use and land; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your costs with our Vermont Home Cost Calculator, and see our Vermont home inspection guide.
