Wallingford is a Rutland County town of about 2,130 people in the Otter Creek valley, between the Taconic and Green Mountain ranges, with US Route 7 running through its historic village between Rutland and Manchester. It has a town lake, Elfin Lake, and it's the home of the White Rocks National Recreation Area and a stretch of the Appalachian and Long Trails. Rotary International founder Paul Harris grew up here. Students attend Wallingford Elementary School and Mill River Union High School. Current Wallingford listings appear at the bottom of this page, and our Wallingford market report shows recent sales and prices.
Wallingford's village sits along Route 7 in the Otter Creek valley, and its main street is a historic district on the National Register of Historic Places. Paul Harris, the founder of Rotary International, grew up in Wallingford, and the local Rotary club carries on his legacy.
It's an easy town to be outdoors in. Elfin Lake, off Route 140, is open to the public for swimming all summer and has a pavilion. In the village, the town recreation area has ballfields, basketball and tennis courts, and a playground, connected by a footbridge to Stone Meadow Park, with walking trails and a canoe and kayak launch onto Otter Creek.
For bigger hikes, the Appalachian Trail and Long Trail cross the town, and the White Rocks National Recreation Area is here. The White Rocks Cliffs Trail climbs past the Bully Brook cascades to quartzite cliffs with views of the Route 7 valley, the Taconics, and the Adirondacks.
Wallingford is part of the Mill River Unified Union School District. Younger students attend Wallingford Elementary School in the village, and older students attend Mill River Union High School in North Clarendon.
Buyers in Wallingford find historic village homes along Route 7, farmhouses, homes on acreage in East and South Wallingford, and land. See what's for sale now in the listings below, and check recent sale prices in the Wallingford market report, which updates as homes sell.
For homes near Otter Creek or other streams, read the seller's flood disclosure and check the flood zone. For older village homes, plan for a thorough inspection, including lead paint for homes built before 1978.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator, and see our Vermont home inspection guide.
