Whitingham is a Windham County town of about 1,340 people in southern Vermont, south of Wilmington, with two villages: Whitingham and Jacksonville. Harriman Reservoir, a 2,039-acre lake created by the Harriman Dam in Whitingham in 1923, is the town's defining feature. Its village historic district is on the National Register. Children attend Twin Valley Elementary School (PreK-5) in Wilmington and Twin Valley Middle/High School (6-12) on Route 100 in Whitingham. Current Whitingham listings appear at the bottom of this page, and our Whitingham market report shows recent sales and prices.
Harriman Reservoir shapes much of Whitingham. The New England Power Company built the Harriman Dam here in 1923, creating a lake of 2,039 acres whose water runs to a power plant in neighboring Readsboro.
The town was named for Nathan Whiting, an early landholder, and its population peaked at 1,477 in 1830. Notable natives include Isaac Goodnow, who founded what became Kansas State University. The Whitingham Village Historic District is listed on the National Register of Historic Places.
Wilmington is just to the north, with Mount Snow beyond.
Whitingham is part of the Twin Valley School District, with Wilmington, in the Windham Southwest Supervisory Union. Twin Valley Elementary School, in Wilmington, serves pre-K through grade 5, and Twin Valley Middle/High School, on Route 100 in Whitingham, serves grades 6 through 12.
Buyers in Whitingham find village homes in Whitingham and Jacksonville, homes and camps near Harriman Reservoir, second homes within reach of Mount Snow, country homes on acreage, and land. See what's for sale now in the listings below, and check recent sale prices in the Whitingham market report, which updates as homes sell.
Buying near the reservoir? Ask about shoreline access and any restrictions, since the reservoir is a power company impoundment, and remember that clearing or building near a lake may need a state shoreland permit. For camps, confirm year-round use, road access, septic, and water. Our second home guide covers what to check.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; 1.47% for camps not suited to year-round use and land; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your costs with our Vermont Home Cost Calculator, and see our Vermont home inspection guide.
