Readsboro is a small Bennington County town of about 700 people in Vermont's southern Green Mountains, on the Deerfield River and bordering Massachusetts. Routes 100 and 8 run through town, connecting to Wilmington and the Mount Snow area to the northeast and to North Adams, Massachusetts, to the south. The village of Heartwellville is about 5 miles north on Route 100. Readsboro Central School serves PreK through grade 6. Current Readsboro listings appear at the bottom of this page, and our Readsboro market report shows recent sales and prices.
Readsboro is a quiet river town in the southern Green Mountains, named for landholder John Reade. The Deerfield River runs through town, and the Harriman hydroelectric station sits in Readsboro, fed by Harriman Reservoir just over the line in Whitingham. The reservoir covers 2,039 acres, and its dam has an unusual "glory hole" spillway.
The town's location is a big part of its appeal. Wilmington and the Mount Snow area are a short drive northeast, Bennington is reached by Route 8 north to Route 9 west, and North Adams and the Berkshires are just south across the Massachusetts line. Southeast Vermont Transit's fare-free MOOver bus runs a route through town twice daily.
Readsboro Central School, in the Windham Southwest Supervisory Union, serves PreK through grade 6. For older grades, contact the supervisory union about current school options and tuition.
Buyers in Readsboro find village homes, older homes that may need updating, cabins and camps, rural homes on acreage, and wooded land. See what's for sale now in the listings below, and check recent sale prices in the Readsboro market report, which updates as homes sell.
For homes near the Deerfield River or its tributaries, read the seller's flood disclosure and check the flood zone. For older homes, plan for a thorough inspection. For land and camps, confirm road access and winter maintenance, septic suitability, and whether the parcel is enrolled in Current Use.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Many Readsboro homes have private wells and septic systems; see our Vermont home inspection guide.
