Middletown Springs is a small Rutland County town of about 790 people, built around a historic village at the crossroads of Vermont Routes 133 and 140. It takes its name from the mineral springs that drew visitors in the 1800s; today they're preserved in Mineral Springs Park along the Poultney River. Middletown Springs Elementary serves PreK through grade 6, and students in grades 7-12 attend the school of their choice. Current Middletown Springs listings appear at the bottom of this page, and our Middletown Springs market report shows recent sales and prices.
The village is the heart of town: a 105-acre historic district laid out around the crossroads of Routes 133 and 140, with North, East, South, and West Streets running off the center. Much of it was built during a boom in the 1850s to 1870s, when local millwright A.W. Gray's horse-powered machinery factory thrived.
Then there are the springs. Mineral springs discovered around 1811 drew growing numbers of visitors, the grand Montvert Hotel was built to house them, and in 1885 the town officially changed its name to Middletown Springs. The hotel was dismantled around 1906, and the 1927 flood buried the springs. In 1970 the Middletown Springs Historical Society dug them out and restored them, and today Mineral Springs Park, with its spring house along the Poultney River, is open to the public.
The town also has a small but active arts scene, with local potters and woodworkers who open their studios during Vermont Open Studio Weekend.
Middletown Springs is part of the Wells Springs Unified Union School District, in the Greater Rutland County Supervisory Union. Middletown Springs Elementary School serves PreK through grade 6. Students in grades 7-12 attend the public or approved independent school of their choice; the district covers the full cost of public middle and high school, and for private schools families pay the difference above the state average tuition.
Buyers in Middletown Springs find historic village homes, farmhouses, rural homes on acreage with mountain views, and land. See what's for sale now in the listings below, and check recent sale prices in the Middletown Springs market report, which updates as homes sell.
For homes near the Poultney River, read the seller's flood disclosure and check the flood zone. For older village homes, plan for a thorough inspection, including lead paint for homes built before 1978. For land, confirm septic suitability and whether the parcel is enrolled in Current Use.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home suitable for year-round use; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Many Middletown Springs homes have private wells and septic systems; see our Vermont home inspection guide.
