Newbury is an Orange County town of about 2,300 people on the Connecticut River, chartered in 1763. It covers about 64 square miles and includes Newbury village, the village of Wells River, and several smaller hamlets. Interstate 91, US Route 5, and US Route 302 all cross the town. Current Newbury homes for sale appear at the bottom of this page, and our Newbury market report shows recent sales and prices.
Newbury is bounded on the east by the Connecticut River, the border with New Hampshire, and is drained by the Wells River, Halls Brook, and Peach Brook. Its history runs deep: the town was chartered in 1763, and it includes the Oxbow Historic District and the Bayley Historic District.
The town has two main centers. Newbury village sits along US Route 5 near the river. Wells River, at the junction of US 5 and US 302, sits across the river from Woodsville, New Hampshire. The rest of the town is farmland along the river and hills and back roads to the west.
Buyers in Newbury find historic village homes, farmhouses and river-valley properties, and rural homes on land in the hills. See what's for sale now in the listings below, and check recent sale prices in the Newbury market report, which updates as homes sell.
For homes near the Connecticut River or the Wells River, read the seller's flood disclosure and check the property's flood zone before you buy.
Newbury is part of the Orange East Supervisory Union. Newbury Elementary School serves Newbury residents in pre-K through grade 6, and Oxbow High School in Bradford serves grades 7-12. Residents of Wells River village attend Blue Mountain Union School in Wells River, which serves pre-K through grade 12. Confirm the school assignment for any specific address.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Many homes outside the villages have private wells and septic systems, so plan for water testing and a septic inspection; see our Vermont home inspection guide.
